We all have people that we work with, and some have people that work for them, but we all need someone to help us emotionally share the enjoyment of a closed transactions, and to help us move on from a troubled one.

Enabling your clients - and hence yourself

One barrier to communication is the fear of being spammed.  What if you could alleviate that fear, without just saying you will not do so.

Here is the answer.

I have multiple clients who primarily use work email, or simply do not like giving out their email address.  I have begun to set up Gmail accounts for them, with the specific intent of sending property reports.

This is a free system, there are no filters for what I do, and it can be accessed anywhere.  The same can go for yahoo or hotmail. 

This came about when I had sent five emails to a client, and their mail server would not allow a link from the MLS.  The easiest way, since she was not very tech savvy, was for me to set up the account and simply tell her to go to gmail.com and here is the username and password.  I make the name and password very easy to remember, something like their full name, and 'password' for the password.  

You can offer this 'service' and tell people this way they have nothing to fear.

It also will give you a reason to call them and let them know to check their email. 

Giving Sound Advice - Not just trying to make a deal

This is just a quick note about something I have found Realtor's forgetting.  

Telling perspective clients misleading information or half-truths might get you a deal in the short run - but they will remember and your reputation will be in the drain.

With current market conditions and a lot of people doing a fraction of the business they are used to - we will see a lot more misleading information and agents doing anything to put a sale together.

Stay ethical and you will be rewarded. 

California Foreclosure Consultant Law - Be Very Careful it could cost $25,000

There is a law on the books in California dealing with investor buyers (buyers who do not intend to occupy the property) being represented by agents and brokers. 

This law is in place due to vultures preying on homeowners in default.

So - what does this mean to you?

If you are a Realtor in California be very careful before writing an offer on a property in default.  The reason - it could cost you and your buyer upwards of $25,000 each.

The Law.

Know these four points:

  • The home qualifies as the seller's personal residence.
  • The property is a single family home or 2 to 4 units.
  • A Notice of Default has been filed in the public records against the property.
  • The investor buyer will not occupy the property.

If any one of these is false, you have nothing to worry about.  However, if they are ALL true - you CANNOT represent your investor buyer.

Why? 

The California Foreclosure Consultant Law mandates you post a bond twice the amount of the home being purchased.  The only problem is no such bond exists.  So the pre-foreclosure investors are on their own.  You can advise but not represent them.  There are a few forms that MUST be submitted to the seller including the one letting them know they have the right to cancel within 5 days of acceptance.

How to get Paid? 

You can negotiate with the listing agent to be paid a referral fee.  You are in theory bringing the buyer but YOU CANNOT REPRESENT THEM!  

Be very careful as this will catch a few people.  If you fail to comply, the seller can reclaim their property up to 2 years after the sale, and you should have know better. 

 

Broker Preview - The Stats and how to be Productive

Today I am holding my listing in a premier area of Fullerton open for a Broker Preview.  I have registered on the MLS and with Washington Mutual's Food Trek.  

I typically hold a broker preview every week and the traffic has not been optimal.  Today I was expecting about 10-15 people as it is always the same faces week to week.  

I am so far presently surprised as 1/2 way through the preview 7 Realtors have come by, 4 lenders, and 1 consumer.  I feel in a slower market it is imperative to capture feedback from these people so I utilize homefeedback.com.

As soon as the people leave the house, I use my Verizon Laptop Connect  and send an email request for feedback.  

The feedback goes directly to my client ad they can see in statistical form just what people thought of their home.

I would like to know about other areas and the Broker Preview success.   

I want it and I want it NOW!

I have become increasingly aware the consumer is demanding accurate information in shorter time frames.  This is not only relevent to our industry but across the board.  

Waiting in line has become cumbersome, and this comes down to being impatient.

While this sounds like a negative - I actually enjoy the demand my clients put on me as I am able to perform and this enables me to distance myself from the competition.

How to do it.

Technology has become universal to the point of seamless communication regardless of location, and data throughput on the road is faster than ever.

I use my iPhone to receive emails instantly and respond immediately.  I might not completely answer the question, but a response in a short time frame even if only to let them know I will call later in the day - feeds their need for instant satisfaction.

Getting a call from a client who wants information about a property sent to their email.  I am sitting at an open house writing this blog.  I like nothing better than to tell them they will have it in their email by the time we get off the phone.

Those of us who deny the benefits of technology and get "stuck in their ways" will be left in the dust.

Just my random thought for the day.

So....  I am checking my email and I receive a contact from AR.  "You have been MEME'd" - what the heck is this about?  So I click the links and find out about this great 'tag- you are it' system of who we are and how we became us.

I can be on the road and have every piece of info like I am sitting at my office.  Here is a screenshot of what it looks like to be connected:

This also goes for file transfers, sending things to my printer, and just about any other task as if I was sitting at home.

Is the Realtor responsible for a homeowner's valuables and property?

I was asked the questions last night if I feel I am responsible for the belongings of my clients.

With an emphatic NO I will explain why.

As soon as I take a listing I let my clients know strangers will be coming into their home and while they might have a real estate license, they also might be very unscrupulous.  On of the jobs I give my sellers is to remove "anything they do not want stolen." PERIOD.

I will do my best to preserve their home, but in an open house, I cannot guarantee I can watch every person who enters and everywhere they go.  Also, I am not there for all showings.

The good way to go about this is:

They are selling their home.  They will need to pack and move.  No better time to start than now.  

There was a recent string of robberies of vacant homes that were either staged or had personal belongings left in them.  Apparently a Realtor would go into the home and leave a window open for his friends to then enter and rob the house.  

It is the very rare occasion something gets taken, but it does happen.  So for Realtors: you are not responsible for anything but your own safety.  Homeowners:  You are responsible for removing anything you care about. 

Spending money in a slower market.

I see it across the board - Realtors, Brokers, Lenders and anyone in the business is cutting costs, letting employees go, slimming marketing, and trying to save money overall.

While most people in the business are tightening up for tough times, I am trying to take the opposite approach.  

In the market of years past Realtors had a lot of money for marketing and advertising.  There was a lot of competition and homeowners would receive oodles of fliers and mailers on a daily basis.  This has drastically slowed.

Now is the time to increase your marketing.  Become know as the person who can succeed even in tough times. 

If there is less business out there, then decreasing will have the opposite effect. 

It is a very good idea to see where the ROI is, and dedicate your energy on certain tacts, but to simply do things ona smaller scale, to go from color to black and white,  is very ineffective and counter productive.

The Best Cellular Service for Wireless Internet

This post will go over my service and speed, and I am hoping other users will run the test and post their service and speed. 

I recently bought a Laptop Connect Card from Verizon and am very happy with the service and speed.  I tried to do a lot of research before buying and found Verizon to have the best network coverage in my local area (Orange County, CA).  

Here are the major players:

Cingular 3G
Cingular Boasts their 3G technology which is very fast but very unreliable.  I had a 3G phone and when it worked it was excellent, but that was few and far between.  Their 3G coverage map is very spotty, and while they are adding a lot of towers, I am not willing to wait.  

The Cost: $59.99 per month.

 

Verizon

Verizon uses the latest REV-A on their system which is pretty much universal wherever you have coverage.  They only offer 3 PC cards which utilize the same technology just offer a different type of interface.  

The Cost:  $59.99 per month

 

tmobile

T-Mobile is one I am not familiar with.  Hopefully someone who has used this can comment.

Cost: $49.99 Per month

 

Sprint

Sprint and Nextel are the same company and I am not familiar with quality of service or speed so please let us know.

Cost: $59.99 Per Month

 

These are the Main 4 companies.  I leave out Alltel as their network is not universal.

 

Now to my review of Verizon Laptop Connect.   Below is my speed test from speedtest.net

As you can see I got about 1.2 Mbps down and about 200 Kbps  up.  Not bad. 

I ask all of you out there in Active Rain world who are sitting at open houses with their laptop to run this test, post the results and let us know what network you are using. 

How to Use Microsoft Outlook for Contact Management and Followup

I have made Microsoft Outlook an integral part of my business and I have simplified it to the point of routine.

I was recently asked to go over my implementation so here it is.

I am sure most people can figure out how to enter a contact in Outlook and there are multiple blogs and sites dedicated to grouping these contacts so I will leave you to do this.

Now that you have your contacts in Outlook and you are starting to set appointments, meeting people and scheduling follow-up, how do you keep track of it all.

Here is what I do.

First I set an all day appointment

I enter the date and place I met them, their contact info, needs and wants and any other pertinent information.

 

I then set the appointment date to the next day I want to make contact.  Let's say 3 days later.

When the day arrives I see that I am supposed to Follow Up with Jim Smith.

If I call him I make an entry in the field with the content I sent him, If I called, and the outcome.  I then save the appointment to the next day I want to make contact.

This isa very simple way to have your Contact Management and you never forget to call, email, or write someone.

I also make recurring appointments on every Monday to Follow Up with my listings and on Fridays to send my mass emails.

When I speak with my listings, I put a recurring appointment in the Calendar with the content of the conversation.

Outlook is searchable so I have everything I need in one place.

How Is Your Open House Today? - Deep Thoughts for the day

Here I am again at my open house - a weekend ritual for me.

It is part of my business plan that I work from 10:00am to 5:00pm every weekend, barring something special, and hold a listing open.

This weekend I took it a step further as I have a unique opportunity to brand myself and my work ethic.  I happen to have 3 listings on 1 street within 10 homes.  I enlisted 2 other top agents in the office to hold my other listings open with me at the third.

Nothing but REMAX signs as far as the eye can see.

They are all well priced homes and unique from one another.  

So the deep thoughts for the day.

I put out over 40 open house signs in hopes of getting 1 person per sign - which is my typical ruler for traffic.  So far I have had 10-15 people and have been here for 2 hours.  Looks like I will meet my goal.

I offer the open house to agents with no stipulations.  They can have all leads and I encourage them to bring their own signs, fliers, and whatever else they like.  They are doing me a favor by holding it open, so the least I can do is allow them the ability to convert prospects.

The weather is absolutely perfect - high 70's low 80's with no humidity. I mean it is Orange County California - what else would you expect.

There has been a lot of drive by's with people not stopping, but they are seeing my name and that I have all my listings on this street open.  The goal is to send them bak and forth between the houses.

The Vultures Are Coming to Waste Your Time - Frivolous Offers in Detail

I am sitting in my office and I start to receive a fax.  I ask all Realtors to call me before submitting an offer so this must be a junk fax.  Nope - it is an "offer", if you can even call it that, and in my opinion a waste of paper and time.

Just so you can see for yourself I have posted the FULL fax below. (Don't worry only 3 pages) 

I decided to do some research into these kinds of offers and found the person making the offer advocates making 100 offers a day in hopes of a 2% return on getting a counter offer.  I can’t believe a Realtor would put their reputation on the line and become known for making frivolous offers.

On Tuesday I will call the California Association of Realtors (CAR) legal hotline to see exactly what constitutes an offer. 

But, as you can see from the scans below, the ‘principal’ Patricia faxed the ‘offer’ to the agent who just added a cover sheet and included the 2 pages sent to her.  There are no time frames, financial information, or really anything covered in a standard purchase agreement.  To be technical, it is not even an offer but a “Letter of Intent.” 

Any Realtor who represents these people is doing themself a great disservice as their reputation will very quickly be in the trash.  No one will take them seriously.

I will go over the so-called ‘offer’ and parts that stand out to me.

1.  The cover sheet states this is a preliminary offer and the ‘offer’ page states “letter of intent”.
2.  The offer will be formalized and check sent upon acceptance.
3.  My client is an investor with all CASH. (I will explain later why this is funny)
4.   The P.S. - I must present the offer ( I don’t believe this constitutes an offer)

I did a little research into who wrote the offer and the buyer.  The buyer is the one of interest. 

When you Google her name it brings you first to http://msbuyshouses.com/ and there is a testimonial from the buyer:

"You proved to be one of the few people we contacted that sincerely cared about our situation. Your advice on how to get out of our foreclosure situation saved us a lot of grief and further financial loss."

Then she can be found as the principal of a Real Estate Investment company that advocates these types of offer.

So, she has recently filed for foreclosure, sold her house in Florida without a Realtor, and owns a highly successful Real Estate Investment Company.  Sounds a little like she is a scam artist with Multiple Personality Disorder.

I have no doubt she would like to buy my home that is listed for $649,000 for her offer of $390,000, I mean who wouldn't.  But Come On!  This is a waste of my time and fax machine.

So I did her a favor and called her to let her know I would not be "Formally" responding to her so-called offer.  She demanded I had to present it to my sellers.  I reminded her I did not have to if they have previously told me to instantly reject and offer like this.  She had written so many of these she asked me to remind her who I was and what the property was.

I wish these people were in violation of some ethics policy.  I am sure I could find more information about the person making the offer, but I have wasted enough time already with her.

California State University Fullerton - Facts and Information

In 1957, Cal State Fullerton became the 12th State College in California to be authorized by the State Legislature as a degree granting institution. The following year a site was designated for the campus to be established in northeast Fullerton, California. The property was purchased in 1959. This is the same year that Dr. William B. Langsdorf was appointed as the founding president of the school.

The university was originally named Orange County State College. Classes began with 452 students in September, 1959. The name of the school was changed to Orange State College in July 1962. In 1964 the name of the school was changed for a second time to California State College at Fullerton. In June 1972 the final name change occurred and the school became California State University, Fullerton.

Today, the school is growing rapidly. Several new buildings have been completed, and enrollment has climbed to more than 35,921 as of the fall 2006 semester. Since 1963 the curriculum has expanded to include lower-division work and many graduate programs, as well as numerous credential and certificate programs.

During the fall 2005 semester, Cal State Fullerton had the highest enrollment of the 23 California State University campuses with an enrollment of over 35,000 students. It is the second largest university in the state of California, second in enrollment only to UCLA.

The 2006 Princeton Review’s Best 237 Business Schools publication highlighted Cal State Fullerton's College of Business and Economics. The College of Business and Economics is the largest accredited business school in California and fourth largest in the country. Also, Cal State Fullerton is ranked number 1 on the west coast for musical theater and ranked number 8 in the nation overall.

In their June 1st 2006 issue, the magazine Diverse Issues in Higher Education ranks CSUF eighth in the nation for number of bachelor's degrees awarded to minority students and fourth for undergraduate degrees awarded to Hispanics.

Cal State Fullerton participates in the NCAA Division I Big West Conference. It is the home of four-time NCAA Men's Baseball College World Series champions, 1979, 1984, 1995, and 2004.

In 1978, the basketball team - coached by Bob Dye - made it to the Elite 8 in basketball in the NCAA playoffs. This is the only time the team has made the NCAA. The team defeated New Mexico at Tempe, AZ, and then defeated USF before losing to Arkansas in regionals at Albuquerque, NM. Fullerton was led by Greg Bunch, a CSUF Hall of Famer.

Since then, the team has been to the NIT three times. The latest was in the 2004-2005 season, the CSUF men's basketball team recorded its best season in years by posting a mark of 21 wins, 11 losses; the team made it to the final 16 of the NIT

The CSU Fullerton football program, discontinued in 1992, set NCAA Division 1-A records for most fumbles (73) in a single season and Most Fumbles Lost (41) in a single season. Several Titans moved on to the NFL, including NY Giants standout Mark Collins. It also produced three remarkable Canadian Football League players: Mike Pringle who is the league's all-time leading rusher, Damon Allen, the league's all-time leading passer and pro football's all-time leading passer, and Allen Pitts, the league's all-time leading receiver.

Baseball is Cal State Fullerton's strongest athletic program – the Titans have won four national championships in the College World Series since 1979 and are consistently rated among the nation's elite baseball programs. Home games are played on campus at Goodwin Field. The team is currently coached by George Horton.

Because of the close proximity to Long Beach State, the schools are considered rivals. The rivalry is especially heated when it comes to baseball with Long Beach State also having a competitive college baseball program.

The campus is situated on the site of former citrus groves and bounded on one side by the 57 Freeway. Although established in the 1950s, much of the building on campus took place in the late 1960s, under the supervision of noted artist and architect Howard van Heuklyn, who gave the campus a striking, futuristic architecture in response to the numerous Googie buildings in the vicinity of the campus.

The campus also is home to the renowned Fullerton Arboretum, which has gained nationwide fame in recent years for its highly successful efforts in breeding the Titan Arum plant, which the school has been sponsoring in honor of its sports team, the Titans. As of 2006, the Arboretum has been successful in producing four blooming specimens. The Arboretum is also known for its collection of rare trees from across the world, its extensive water gardens which are home to dozens of turtles and exotic waterfowl. The Arboretum is also home to the Heritage House, an immaculately-preserved Victorian-styled farm house which was built in 1894 by a local doctor, George Clark, and relocated to its current site in 1972.

California State University, Fullerton has a unique asset to its campus. The Community Services division of the CSUF University Police Department provides many a necessary services to the University. While many Universities throughout the nation have Community Service Officer Programs, the program at CSUF excels above all the others through its dedicated service and many awards. The Community Service Officers (CSOs) are civilian student assistants that are employees of the University Police Department. The program is overseen by a sworn Police Officer with the rank of Corporal and is an essential component of the Administrations Division of the University Police Department. CSOs are tasked with such duties as securing buildings, unlocking doors for classes, bookstore loss prevention, traffic control, campus patrols, and many other duties. CSOs are even called upon to assist building marshals with building evacuations. CSOs DO NOT write parking tickets and are not a part of the Parking and Transportation department.

Mission Statement

To act as the eyes and ears of the University Police Department and ensure the safety of the campus community at California State University, Fullerton by providing dedicated service while establishing a working relationship between campus students, faculty/staff, and visitors.

Escort Program

The escort service provided by the CSos is for members of the campus community (students, faulty/staff, and visitors) who are in fear for their safety when walking alone at night on campus to or from their car or classroom. If a campus member feels unsafe, a CSO can be dispatched to meet the person at a designated location and escort them to their car.

Fullerton Uncorked - Wine Tasting and Cuisine

Fullerton South Rotary Club just announced their Annual Fullerton Uncorked Wine Tasting event.  All proceeds are to go to the Fullerton Boys and Girls Club.

It is an amazing event costing $35 per person with nothing else to buy.  Local restaurants will have their best cuisine for you to sample and of course the wine tasting.  Not only wine, but beer, cider, cigars and more.

The event is being held at the Arboretum at Cal State Fullerton which is a beautiful setting for such an event.  The time is 5:00 pm to 8:30 pm.

Come by for great food, drink, and friends.

Market Update for Fullerton, California - 92831 Zip Code - Charts and Trends

It looks like the Real Estate slowdown has finally made its way to Fullerton.  Up until last month sellers were still getting record prices on their homes, but with the freeze on Jumbo loans buyers are willing just not able to close.

This report focuses on the 92831 zip code within Fullerton, CA.

This area is one of the most desirable within Fullerton due to Troy High (ranked top 20 High Schools in the Nation), Cal State Fullerton, Fullerton Junior College, Western Law School, Acacia Elementary, Skyline Dr., historical homes, and a multitude of other reasons to live here. 

This zip code has weathered the market decline until the past month.  Homes are not selling even at 2004 prices.  It is taking the best home at the best price to sell.  And even if/when it does buyers are having a very difficult time obtaining the loan they were just approved for only 2 weeks ago.

As you can see - inventory levels are not as high as last year, and it appears sold listings are on par.  What I see, being intensely submersed in the  day to day market is that these numbers will go down next month.  We will see inventory rise, the number of pending sales remain the same, and sold homes go down dramatically. 

Even though buyers are willing, they cannot get the loans necessary to close.  Until this problem is resolved, we will continue to see a market decline.

The smart sellers are the ones that hire a top Realtor with real time knowledge of the current market.

Market Update for Fullerton, California - Charts and Trends

It looks like the Real Estate slowdown has finally made its way to Fullerton.  Up until last month sellers were still getting record prices on their homes, but with the freeze on Jumbo loans buyers are willing just not able to close.

I have seen multiple price reductions across the board from condos in the $300,000 price range to view homes on the hill in the millions.  

Here are the raw numbers

We are seeing a steady increase in active listings due to homes not selling, coming back on the market, and the addition of REO properties.  The pending sales are still steady but we will most likely see a drop in sales as buyers have difficulty getting funded and actually closing escrow.

The sellers that will be smart in hindsight are the ones that price their homes to sell.  We are dipping to 2004 levels and while we will ultimately get back to 2006 and 2007 levels, we will see prices decline for the near future.  

If you need to sell, get an aggressive  Realtor who knows the current market.  Bad advise can be very expensive.
